Introduction:
It’s great to have
your property rented or leased so it will pay the
mortgage and provide a regular income from tenants.
Many landlords don't know exactly what they are
obligated to do as landlords such as how often to
redecorate the property or even what maintenance
work is the responsibility of the landlord and what
is responsible for the tenant.
Tenants can be very demanding
and if you satisfy every demand that they place
upon you, you may be loosing money on your rental
property. Keep in mind that in some communities
there are regulations on what a landlord is
responsible for. Here are a few pointers on what a
landlord is generally responsible for.
Property Maintenance:
The maintenance areas you are
responsible for is plumbing, electrical,
building/constructional. In addition to an
all-inclusive rental agreement, provide your
tenants with a handbook explaining what he and you
are responsible for. When there is an understanding
in black and white it will save a lot of
disagreement.
Property Decorating:
As a landlord you are usually
obligated to repaint the property every 2 or 3
years as a result of wear and tear but that does
not mean that you have to do it if the walls still
seem fine and in good condition. The same goes for
carpets or other floor covering. Do not change them
unless there is a real need for it.
Furniture Replacement:
If your rental property is
furnished, you have a responsibility to maintain
the furniture and fixings unless it has become
damaged from tenant negligence. Average quality
furniture should last at least five years before it
shows need for replacement do to fair wear and
tear.
Ground and Yard Maintenance:
Generally, this is a
landlord’s responsibility unless it is specifically
addressed otherwise in the rental agreement.
